Ecosystem Partner POV: How to Automate Mortgagee Notifications for Insurers

Meet Frank Eubank, Founder and CEO of LenderDock.

In this Ecosystem Partner POV, we’re excited to highlight the value the integration of LenderDock and DigitalEdge Billing delivers to Cogitate customers. We sat down with Frank Eubank, Founder and CEO of LenderDock, to learn more about the benefits of LenderDock’s NOTiFi™, which is part of the new implementation for Farmers Mutual Insurance Company of Macon.

From inception, what was the mission of LenderDock, and what are the key problems you set out to solve?

Our mission at LenderDock has always been to completely digitize and automate the deeply fragmented relationship between P&C insurance carriers and the banking and mortgage industries. For decades, carriers have been burdened by the manual, paper-heavy back-and-forth required to manage lienholder data, verify coverages, and process escrow payments. We set out to solve the operational bottleneck that occurs when highly trained insurance professionals are forced to spend hours handling repetitive, inbound lender requests and processing physical mail and paper. By establishing a centralized, digital gateway, we eliminate the friction, lost documents, and manual data entry that have historically plagued the property insurance and mortgage ecosystem.

Can you explain the problem LenderDock’s NOTiFi™ solves and how integration with a billing platform like DigitalEdge Billing will improve workflows for insurers moving from manual to digital processing?

The insurance industry spends an exorbitant amount of time and money printing and mailing physical documents and bills to mortgagees. NOTiFi™ solves this by acting as an all-digital delivery service, securely routing all interested-party notices and Escrow billings electronically. By integrating NOTiFi™ with Cogitate’s DigitalEdge Billing platform, Farmers Mutual Insurance Company of Macon achieves true straight-through processing. DigitalEdge Billing provides the API-driven, comprehensive transaction data, and NOTiFi™ instantly delivers the required billings and notifications directly to the lender. For Farmers Mutual Insurance Company of Macon, this means their billing workflows become entirely automated—triggering real-time notifications directly from the policy administration system without a single piece of paper changing hands or a customer service rep needing to intervene.

For insurers on a mission to ‘go paperless,’ what type of savings in time, postage, error avoidance, etc., can be associated with automating this process?

Going paperless through automation transforms the bottom line and entirely reshapes operational efficiency. The immediate savings are highly tangible:

  • Hard Cost Reduction: Carriers eliminate the continuous expenses of paper, ink, envelopes, and rising postage costs for thousands of recurring notices. It also enables the mortgagees and banks to engage with the carrier digitally in a completely self-service environment, closing the loop on fully automating the communication workflow.
  • Massive Time Savings: Customer service and accounting teams are freed from manual mail-room duties, handling lockbox issues, and fielding inbound status-check calls from lenders.
  • Error Avoidance & Compliance: Manual entry inevitably leads to misapplied payments, lost mail, and incorrect mortgagee clauses. Automation ensures data is routed precisely to the right party, drastically reducing the risk of compliance issues or lapsed coverage due to missed notifications.
  • Accelerated Cash Flow: By digitizing the escrow billing cycle alongside payment remittance solutions, carriers can reduce the time-to-cash from an average of 45 days down to less than three days

Cogitate’s integration with LenderDock is a great example of the efficiencies accessible through the ecosystem of pre-integrated partners available on DigitalEdge Insurance Platform.
